CompSpan helps you research a property and compare completed sales. Check facts against their linked sources. Reports are research tools and do not replace an appraisal, inspection or professional advice.

Public tools and administrator access

Public visitors can enter property details and comparable sales manually, calculate comparisons and export reports without using OpenAI or RentCast research connections. Property lookups, comp searches and AI commentary require an active Plus subscription or Administrator access. Connection settings remain restricted to the Administrator. Signing in with another account does not grant administrator access. Administrator research remains subject to the providers’ usage charges. No subscription is required for the public manual tools. Free signed-in accounts can save up to 3 homes; Plus can save up to 50.

Source rights and permitted uses

Use and share only material you own or are authorized to use. Checking a sale against its source does not establish copyright or contractual permission. CompSpan does not grant rights in third-party listings, photographs or datasets. Public links are for source review and do not authorize scraping, copying or redistribution. Automated commercial data use requires an approved source license in the license register. Paid public display, client PDF and CSV exports, storage and caching, retention after cancellation, AI analysis, third-party processing and downstream sharing must each be covered for the intended workflow.

Automatic listing-photo extraction is disabled. Unapproved photo references are retained as evidence but their images are not displayed. Reports containing unapproved connected-source data cannot be exported as client PDFs or CSVs. JSON evidence backups preserve original records for private review and restoration; downloading a backup does not authorize redistribution.

Google Maps terms

By using Google Maps features in CompSpan, you agree to be bound by the Google Maps/Google Earth Additional Terms of Service, which are incorporated into these Terms for those features. The Google Privacy Policy applies to Google's processing. Google suggestions are temporary, attributed to Google Maps and are not a general property-data or photo license. Restrictions on Google content, caching and reuse continue to apply. CompSpan does not authorize copying prediction lists, Google photos or map content into reports.

Subscriptions

Public automated research and AI analysis are paused for source-license review; blocked requests use no research credits. Administrator-only RentCast property-record lookup, sold-comp searches and area records operate under a limited internal-research scope. This does not enable public data access, client exports, listing photos or AI processing. New subscriptions and credit packs are paused. Existing subscribers may manage or cancel billing from My account. This service restriction does not itself cancel an existing subscription.

Plus is a monthly subscription with an included research-credit allowance. Pricing and credit rules appear on the Plans page before checkout. You can manage billing and cancel from My account. Canceling at the end of a billing period keeps access until that period ends. Failed payments or expired subscriptions can suspend connected research. Saved evidence remains accessible subject to applicable source licenses and legal retention or deletion obligations. Access does not guarantee perpetual rights to third-party material or authorization to export it. Extra-credit packs are optional one-time purchases with the price and amount shown before checkout. Monthly credits are used first; purchased credits carry over without a monthly expiration and require an active Plus subscription to use. Each purchase requires your confirmation; credits are never replenished automatically. Refunded purchases remove the corresponding purchased credits. Daily and hourly research limits still apply.
