Address suggestions

Google address suggestions are available to all visitors. When Google Maps is connected, the address or area text you type and the place you select are sent to Google Maps Platform to suggest and confirm addresses, neighborhoods, cities and ZIP codes. Google Maps features are subject to the Google Maps/Google Earth Additional Terms of Service. Google processes this information under its Privacy Policy. Google predictions and selected-place responses are displayed temporarily and not cached by the application. A street address you confirm can become part of your report; the limited Google Autocomplete exception applies only where you could completely and accurately supply that street address yourself and only for your specific transaction. It does not authorize retaining prediction lists or other Google content. City and neighborhood suggestions are temporary search inputs, not a licensed data export.

Until Google Maps is connected, suggestions may use Photon/OpenStreetMap. The OpenAI listing-search fallback is disabled. You can always enter an address yourself.

Property research and connections

Administrator-only RentCast research sends the requested property address or search area and applicable property criteria to RentCast. Results can be stored privately in the administrator’s account. These record searches do not send notes or results to OpenAI or use the Census geocoder. Public research and AI commentary remain paused pending approved source and processing rights. If separately approved and enabled, OpenAI research or commentary would send the relevant address, specifications, criteria and notes to OpenAI, and address geocoding would send addresses to the US Census. Linked listing sites have their own terms and privacy policies.

Keys configured for the site are stored on the server. Optional key overrides entered in connection settings remain in memory for that page session and are not included in reports. A configured key indicates that a key is saved; it does not confirm that a provider account has billing credit or access.

Billing information

Billing is handled by Stripe; CompSpan stores customer and subscription identifiers, payment status, credit purchases and credit balances, not payment-card numbers.

Listing photos

Automatic listing-photo extraction is disabled. Unapproved saved photo URLs remain as evidence, but CompSpan does not fetch or render those images in reports or workspaces. Only exact assets approved for the relevant display and export use can be loaded. Approved remote images would send a request to their hosting provider. The illustrative neighborhood hero is served from this site under the documented Pexels license and is not a photo of a researched property.

Your reports

Unsaved reports and notes remain in the current page. Choosing Save to my properties stores your report in your account on the server. Saved properties and repair plans are scoped to your signed-in account and can be removed from My properties. Downloads and exported files are saved to your device. The hosting and API providers may process request information and operational logs under their own policies. Do not include private information in property notes that is unnecessary for your research.
