Terms & privacy
CompScout helps you research a property and compare completed sales. Check facts against their linked sources. Reports are research tools and do not replace an appraisal, inspection or professional advice.
Address suggestions
When Google Maps is connected, the address text you type and the place you select are sent to Google Maps Platform to suggest and confirm addresses. Google Maps features are subject to the Google Maps/Google Earth Additional Terms of Service. Google processes this information under its Privacy Policy. Google predictions are displayed temporarily and are not added to a saved address list.
Until Google Maps is connected, suggestions may use Photon/OpenStreetMap and OpenAI web research. You can always enter an address yourself.
Property research and connections
Running property research sends the address, property specifications, criteria and relevant notes to the selected research provider. OpenAI powers web research and commentary; RentCast is an optional property-record provider. Addresses are also sent to the US Census geocoder for distance calculations. Linked listing sites have their own terms and privacy policies.
Keys configured for the site are stored on the server. Optional key overrides entered in connection settings remain in memory for that page session and are not included in reports. A configured key indicates that a key is saved; it does not confirm that a provider account has billing credit or access.
Your reports
Reports and notes are held in the current page until you choose to save or export them. Exported files are saved to your device. The hosting and API providers may process request information and operational logs under their own policies. Do not include private information in property notes that is unnecessary for your research.
